Remediation versus simply cleaning
Mold remediation is a structured process for returning mold levels in a building to a normal condition. It differs from wiping visible spots because it addresses the whole affected area, including growth inside wall cavities, on the back of drywall and within insulation. Disturbing mold without controls can release spores into the air and spread the problem to rooms that were not affected.
Our remediation work in Algonac, MI follows a plan built for each property. We define the affected area, decide which materials can be cleaned and which must be removed, and set up containment before any material is touched. That planning stage is where most of the difference between a lasting result and a recurring problem is made.
Containment and air control
We isolate work areas with plastic sheeting, sealed doorways and zip entries. HEPA air scrubbers create negative pressure inside the containment, so air flows into the work area rather than out of it. HVAC registers in the zone are sealed so spores do not travel through ductwork. Technicians wear protective equipment and remove it before leaving the contained area.
Inside containment, porous materials with growth, such as drywall and insulation, are cut out, bagged and removed. Semi-porous and hard surfaces like framing and subfloor are cleaned, often with HEPA vacuuming and wire brushing or sanding where growth has penetrated. Surfaces are then treated and the area is HEPA vacuumed again before containment comes down.
The moisture source comes first
Mold needs moisture. If a leaking drain, roof flashing failure or condensation problem is left in place, new growth will return regardless of how thorough the removal was. Part of every remediation job is identifying that source and either correcting it or telling you exactly what needs repair.
After cleaning, we verify the results with a visual inspection and moisture readings, and post-remediation sampling can be arranged when you want independent confirmation. Only then do we move to rebuild, replacing drywall, insulation and finishes so the space is back to normal use.
How our mold remediation process works
- Inspect and planDefine the affected area, moisture source and material strategy.
- ContainSeal the zone, install HEPA air scrubbers and establish negative pressure.
- Remove and cleanBag out porous materials, clean framing and HEPA vacuum all surfaces.
- Verify and rebuildConfirm results, correct the moisture source and restore finishes.
What a Algonac, MI customer said
They sealed off our finished basement office, removed the moldy drywall and found a leaking window well that nobody had noticed. The smell is gone and the office was rebuilt nicely.Steven J.Basement office mold, Algonac, MI
Mold Remediation questions
Small contained areas often take one to three days. Larger projects involving several rooms or structural cleaning can take a week or more, plus rebuild time.
In most cases, yes, because containment keeps the work area isolated. We will advise otherwise if occupants have health concerns or the area is extensive.
No. Paint hides discoloration but does not remove growth or fix the moisture feeding it. The growth continues underneath.
